What is a Proof of Funds Letter?
A proof of funds (POF) letter is an essential document for investors planning to purchase, rehabilitate, or flip properties. It demonstrates to sellers that you have the necessary funds available through TCF to close the deal. Unlike conventional lenders who may issue a pre-approval letter, hard money lenders like TruCrest Finance Company provide proof of funds letters. This letter, signed by one of our Partners, verifies the buyer’s financial capability to fund the purchase.
How to Request a Proof of Funds Letter:
To obtain a hard money lender proof of funds letter for your real estate purchase, please complete the form on this page or send us an email. The following information is required to process your request:
– Complete property address
– Purchasing entity name
– Purchase price (or the amount you wish to state on the proof of funds letter)
If you are not currently a TCF borrower, there is a one-time processing fee of $750 for the proof of funds letter. However, once this fee is paid, you are entitled to unlimited proof of funds requests. If your initial bids are unsuccessful, TCF will continue to issue proof of funds letters as you search for the ideal investment property. Additionally, if you proceed with the project and close a loan with us, this fee will be credited back to you at closing.
After submitting your request, a member of our loan processing team will provide a secure method for deposit payment. Our team typically completes proof of funds requests within a few hours of receipt.
